Our dedicated real estate attorneys provide comprehensive legal services to assist clients in every stage of the real estate transaction, regularly representing developers, businesses, public entities, and individuals. In addition to the knowledge and experience of each of our attorneys, we bring the resources of our full-service firm, in practices including business law, taxation, litigation, municipal law, environmental, and estate planning. In addition to providing full legal services to our clients, we also act as local counsel for national and regional businesses and developers. Acquisition and Sale We advise clients on issues related to the structure of the transaction that best suits their needs, including entity selection and formation, joint ventures and syndications and tax planning. We negotiate and prepare of purchase agreements and conduct due diligence on behalf of the buyer, we advise on environmental issues, title review, lease review, zoning, and permits.
Land Use Planning and Development Our attorneys represent developers, municipalities and municipal authorities in land use planning and development matters including zoning, subdivision and land development permits and approvals throughout Central Pennsylvania. Our experience in working with municipalities enables us to most effectively assist clients through complex permitting issues and we can help client achieve their goals. In addition, we represent individuals, businesses, colleges, hospitals, non-profit organizations, affordable housing development, and retirement communities to help them meet their unique land use planning and development goals and objectives.
Financing Our attorneys assist our clients in evaluating financing options including seller financing, bank financing, bond issuances, construction loans, mortgage loans, leasehold financing, and other vehicles. Our experience representing both lenders and borrowers gives us insight into the various options available to our clients and develop creative solutions to financing needs. We also have particular experience in the creation and organization of condominiums and planned communities, including 55 and over communities and our attorneys regularly represent homeowners’ associations. We also regularly handle Section 1031 "like-kind" exchanges to assist our clients in deferring gain on their real estate investments.
Construction We represent owners and contractors in negotiating construction contracts and resolving disputes, as well as counseling them through the maze of regulations affecting any new construction. Our attorneys are experienced in a range of construction matters for public and private entities such as public bidding, private contracting including construction management, and design-build arrangements.
Leasing We have extensive commercial, industrial leasing experience, including retail and office, industrial manufacturing and warehouse and residential and apartment leasing and conventional and ground lease arrangements. We provide counsel to landlords, tenants, and lenders in connection with commercial, industrial and apartment leasing arrangements and also handle the resolution process for any disputes that may come into play.
When the need arises, we vigorously represent our clients in real estate litigation involving zoning, quiet title actions, tax assessments, and other real estate matters. We also represent agricultural clients and buying and selling of farming property, the preferential assessments such as “Clean and Green,” the zoning and planning and environmental issues specific to agribusiness ventures. We are also licensed title insurance agents for Commonwealth Land Title Insurance Company and Stewart Title Guaranty Company.
